So does somebody actually want to buy that overpriced Palin house in Arizona?

After 9 months on the market, the Palin family is about to say goodbye to their sunny getaway in Scottsdale, Arizona. The six-bedroom, 6.5-bathroom home is now pending, meaning someone submitted an offer. Palin originally listed the estate on December 21, 2015, for $2.499 million, but dropped the price a few months later to $2.375 million. 

The gated estate sits on more than four acres of land and includes equestrian facilities, a basketball court, putting green, pool and an outdoor entertaining area with a built-in grill. Inside, there are Jacuzzi bathtubs, chef’s appliances in the kitchen, gorgeous fireplaces, a wine cellar, media room and rooftop deck complete with stunning mountain views. Palin purchased the home back in 2011 for $1.7 million, so she stands to make some money from the deal if it sells for anything near the current listing price of $2.375 million.

Okay I'm going to suggest that if somebody is actually making an offer that it is certainly not for any $2.375 million. Not for a house that has sat on the market collecting dust for nine months. 

Actually after paying off the rest of what she owes I would be surprised if Palin walked away with even a million bucks when all is said and done.

In Alaska that would easily allow most people in their fifties to live out the remainder of their days in comfort.

However this is Sarah Palin we are talking about so what do we think, two years?

    They bought it for $1.7 Mill, and tried to sell it for $2.3 Mill, so their profit would be around $600K. But take away from that $600K the cost of the basketball court, which they added (yeah - that is exactly what the doctor ordered - playing basketball in the searing sun...), and take away the cost for nine months of insurance, utilities, security, pool maintenance, not to talk about mortgage payments (if they had a mortgage on it and did not pay cash for the monstrocity with their $arahPAC), also cleaning costs after they left each time (last time last week, I guess), you come out pretty much even - if not at a loss actually!

      Insurance, utilties, etc is basically the "rent" they pay for just living in their own home.

      I think the seller pays the broker too. She might end up paying for title and inspection also.

      Any way you look at it, she's going to lose money on this white elephant. She must really be hurting for cash.


      Now I can't wait until she puts the house on the dead lake up for sale.

      I'm sure first they'll be selling the plane, snow mobiles, any other properties and even some vehicles. Yep, tracking the Palin garage sales will indicate exactly how hurting they are for money.

      If she had invested the money she earned from the books and her TV crap wisely and lived modestly, she would have been set for life. Instead she squandered it like there was no tomorrow. Basic white trash mistake of the suddenly rich flash in the pan.

      I personally think she bought the house thinking that one or more Palins would have careers in LA in entertainment and wanted a home base close to LA but far enough away to still feel uncrowded.

      No one ended up with a Hollywood career and the house often sat empty. She had the B-ball court built to try to entice the kids to spend more vacation time there but Hawaii is both closer and has a better climate and it seems like they spend more time there than AZ. Kind of surprised she held on to it for this long.

      Since she purchased it through an LLC she might be able to escape capital gains since technically the funds from the sale do not go to her but to the LLC.

      The LLC would still need to use the proceeds to reinvest in property within a certain amount of time to avoid the tax hit..

      I highly doubt any home that has been on the market for well over 200 days would have any backup offers. Those usually happen on hot properties where there are multiple offers immediately when it hits the market.
      My guess is that there is an extremely lowball offer on the table. No one with even half a brain would buy a home for that price in a neighborhood where the average home cost is about 1/3 of the cost of the home they are buying.

      They purchased the house for $1.6 million. IF they sell it for $2.3 million, the gross profit will be $600K. HOWEVER, from that $600K, we must deduct:
      -- Realtor's commission, which is paid by the seller and usually is 6%: Deduct $142,500 commission
      -- Closing costs: Taxes up to the settlement date: $8763 taxes, settle in August, she owes $5800 in taxes.
      -- God-only-knows how much they spent on the basketball court.
      -- Utilities; security; homeowner's association fees; maintenance; pool service.

      And there's no guarantee they got the asking price of $2,375,000. More than likely, they got under $2 million. I'm betting their profit is around $200 - 300K at best.

    6. "equestrian facility" -- not certain what that means in terms of this house, but . . . using Google Earth, search for the address: 29005 N 82d St, Scottsdale. Look around the neighborhood and you'll find several equestrian installations: barns; horse trailers parked here and there; walking/exercise rings; jumping courses . . . looks like the horsey set owns most of these houses.

      Maybe when the realtor told Sarah the neighborhood welcomed horses, she thought they welcomed horse's asses and bought the place.

      The doctor is actually a great dermatologist. I've seen him for decades. Winter in Alaska. I had a skin problem that several other docs couldn't cure. He knocked it out in a week. He's great. Everyone in his office is. I've seen Bristol. She is pleasant, cute and businesslike. I liked her. Stop saying disparaging things about this doc. He is unusually competent and effective. He even helped my elderly mother with a persistent problem.

    This is OT. Trump's in Iowa and using written talking points that he keeps going back to. His people give him a list of points usually and he rattles these off (and then actually throws the paper aside) and then has nothing more to say because he doesn't know anything so as to sustain talking on a topic that isn't himself, so it's frustrating to his team that he can never take advantage of anything that's out there on Hillary. But so far today he keeps going back to the paper to stay on topic. BUT he has to read from it--he can't even use his own words to make the points.     Unrelated to this post but question? I am aunt to my 5 siblings kids. I made the decision to not have kids early on because I value freedom over everything. And I knew my siblings would give me babies to love on. I was at the park yesterday when 3 nephews and 2 of their friends and holy crap, there should be a warning label on all kids. "This living creature will leave you with marks on your flesh, in some form."

    Who knew something so small could cause that much damage ;) And the nieces aren't that different. They definitely need to do it though. Kids need to experience the full scale of emotion and push boundaries to just before the point of physical malady on themselves.

    I remember way back to 09 when Sarah was looking for an outfit to wear to Bristol's graduation. A friend of mine, who is still friends with her, was helping her since she had a ton going on. Our mutual friend and Sarah joke daily about how frugal Sarah is. She won't throw out anything, that grad outfit was the same one she worn to the Time 100 gala, no staple kitchen ingredients go to waste. She notices if people around her look wasteful and she says "are you going to toss that, really?"

    Only thing is, home sales are all public knowledge through local property tax and appraisal, and most listing companies tell you how much a house sold for.

    So, it may take a bit of time, but the sale of this house and purchase price will show up online soon enough.

    As I recall, the county assessors office has sale and purchase price online. I looked it up once.

I would wager she bought that for two reasons: she probably was thinking about a senate run down there. And Bristol found that school in AZ in like mid 2011 and loved it so it gave a place to stay. Though they do have friends in AZ.

    And really, while it's convenient to have a home in a state you enjoy, having friends who welcome you any time they're home is also convenient if anyone in the family wants a vacay. Alaskans in general flock to Arizona.

    This is a bugaboo of mine, but it's not too smart to think we're knowledgeable regarding another person's finances. While she's certainly got more money than when she was truly middle class, she's not wealthy. I bet the AZ house was purchased with some of the TLC money. They're still modest.     Just a wild guess here but I don't think that Sarah can count on the same revenue stream to her PAC-Slush Fund the way she used to. And, she has more expenses coming up. Let's make a list.
    1. Track doesn't work, and he is going to be responsible for half of the upkeep of Jordan's Bundle of Joy, due in October.
    2. Track is due back in court on August 8. Keeping Track out of jail, under court supervision and maybe in a treatment program costs money, especially the services of the lawyer who is making this happen.
    3. Bristol doesn't have a job, and in that photo of where Tripp is shooting a gun, her black top makes it look as if another bundle of joy will be costing Sarah some more money. (Promoting an energy drink on her Instagram doesn't sound as if it brings in a lot of money).
    4. Dakota promotes guns and holsters on line. Is he paid for this? He does get a monthly allowance for being MOH, but given Bristol's life style, that won't go far. Who thought that it was a good idea to put him on Fox again? Seriously? Is Sarah thinking of spending money to promote that guy's political future? LOL!

      The entire interior needs to be gutted and remodeled as everything, appliances,tile, fixtures, lighting, flooring is two-decades out of date. I mean take a gander at those bathrooms!

      I would have to assume that anyone with the money to purchase it would do just that and bring it up to modern standards prior to moving in. The terrible furniture could be from a staging company, but if it comes with it should be discarded as well, too heavy too dark to dated and it would never fit with a remodel.

      The outside can pass, it's rather generic so could stand the test of time, but the interior is definitely very dated. 90's "Spanish Mission" gone wild! The bright and uncluttered exterior is just begging for a clean and bright interior to match. I hope someone bought it who will give it the care it deserves.
